Additions
“The perfect home addition doesn’t look or feel like and addition” This is Levco’s approach to solving a lack of space problem.
Home additions are a fairly common idea used to achieve more usable space when you just don’t want to move. Ideas start swirling about not having enough space, yet loving the neighborhood. You are not alone. Occasionally it makes sense to move. Frequently however,we find that a sensible sized addition makes the difference between liking your home and falling in love with your home all over again.
Common construction techniques of the past used hand stacked lumber to create galley kitchens with lowered ceilings. We have had tremendous success with elevating ceiling lines and changing the entire look and feel of the home.
Other areas of opportunity include kitchens. Often at the rear of the home there is opportunity to go back several feet without sacrificing too much of the yard.
In Boise’s North End, Homes built around the turn of the century had small kitchens and no master bedroom suites. We employ several approaches to discovering the best approach.
Addition Ideas
- Add master bedroom suite and enlarged a kitchen at the same time to the rear of the home.
- Add a master bedroom suite with a full basement below at the same time.
- Double the size of a kitchen with an office above.
- Create a master bedroom suite and Family Room below and existing structure.
- Convert a bedroom into a master bathroom and convert the old bath into a walk-in closet
- Occasionally just adding dormers gives the extra space you need.
- Placing bonus room trusses over a garage.
- Creating an Accessory Dwelling Unit (ADU)
We subscribe to the Sarah Susanka school of thinking and her book “Not So Big Remodeling” In it she describes many ways to add value to the space you already have. There are new technologies that make furnaces much quieter and smaller now. There are smaller more efficient water heaters. There are ways to what I call “Open Up” existing spaces that when combined with a home addition that will have you scratching your head and wishing you had remodeled years ago.
When it comes to home additions, there are too many options to mention. Having and architect involved is a necessity. Our approach evolves around discovering the best use of the space based upon models that work. We consider things like natural light, flow patterns and proper heating and ventilation. Great additions don’t just happen, they are created on paper first. Our motto is that a great plan avoids changes down the road.
