HOW OUR PROCESS WORKS
First, we meet at your home to see what the existing conditions are like. Then we discuss what you have in mind and explore what opportunities exist. It is very important for us to have an exact same understanding of what we will be calling “The Work” is.
As quickly as I can, I will send you a synopsis of our first meeting with an overview of the proposed home improvement project, along with an invitation to our Client Portal. This will include the magnitude of investment range I feel will be required to do the home remodel project. This is designed to determine right away if there is sufficient alignment of interest to continue the process. If you choose to proceed, we can jump to remodeling quickly on smaller projects. For more complex home remodel projects, we engage in the Design Phase that may take a few weeks.
THE DESIGN PHASE
I will offer you a Design Agreement to sign. My goal at this phase is to produce a Description of Work document that details precisely what you want to achieve. It involves two separate parts.
- First we determine what will be done in each room on each wall.
- Then we help you select what fixtures and finishes will be incorporated.
Near the end of the Design Phase, I schedule a meeting at your home with my key subcontractors to solidify their bids based on the decisions and selections you’ve made. Upon compiling all the information, I will invite you to a home remodeling presentation.
REMODELING AGREEMENT PRESENTATION
I will resolve any lingering questions I have and share the final version of the Description of Work document along with a final bid for your approval. If you choose not to remodel, our Design Agreement obligations are satisfied. If you choose to proceed, I will offer you a Remodeling Agreement to sign. This agreement details our duties and responsibilities, as well as explains our milestone payment schedule. The agreement also authorizes us to produce construction blueprints, obtain permits, and order time sensitive components to launch the construction phase.
CONSTRUCTION PHASE
We install signage to identify the project for deliveries. A final walk through is performed to verify that everything is set for success. Home construction begins with dust and surface protection, then demolition followed by an orchestrated series of events that result in a completed project.
WARRANTY PHASE
Levco Builders LLC covers workmanship and the project’s components for one full year from completion. We also ensure that all systems we have provided are functioning properly. We personally handle any problems or issues that arise.
